FAQ
REALTOR® Association Management Software: Frequently Asked Questions
Tangilla is association management software built exclusively for REALTOR® Associations & MLS. Here are answers to the questions we hear most, from onboarding and license monitoring to billing, migration and security.
About Tangilla
What is Tangilla?
Tangilla is association management software (AMS) built exclusively for REALTOR® Associations & MLS. It automates member onboarding, license monitoring, billing, and service provisioning and de-provisioning, with zero staff involvement in close to 99% of cases.
Which associations use Tangilla?
Tangilla currently serves 27 REALTOR® associations and boards: Texas Association of REALTORS®, Birmingham Area Association of REALTORS®, Mobile Area Association of REALTORS®, Sacramento Association of REALTORS®, Ventura County Coastal Association of REALTORS®, Tulare County Association of REALTORS®, Greenwich Association of REALTORS®, New Orleans Metropolitan Association of REALTORS®, Burlington Alamance County Association of REALTORS®, Raleigh Regional Association of REALTORS®, REALTOR® Alliance of Greater Cincinnati, Columbus Association of REALTORS®, Oklahoma City Metropolitan Association of REALTORS®, Abilene Association of REALTORS®, Arlington Board of REALTORS®, Austin Board of REALTORS®, Bryan College Station Regional Association of REALTORS®, Coastal Bend Association of REALTORS®, MetroTex Association of REALTORS®, Highland Lakes Association of REALTORS®, Lubbock Association of REALTORS®, Permian Basin Board of REALTORS®, Park City Board of REALTORS®, Lower Yakima Valley Association of REALTORS®, Spokane Association of REALTORS®, Tri City Association of REALTORS®, and Whitman County Association of REALTORS®.
How does Tangilla work?
Tangilla watches. It monitors the state license database, member records, dues balances, event registrations, Code of Ethics deadlines, and broker rosters, and when something changes, it acts without being asked. Everything runs from a single database, so membership, billing, communications, licensing, events, and document generation all draw from the same source of record, with no syncing between systems.
How is Tangilla different from other association management software?
Tangilla is built around relationships as a first principle. A relationship is the intersection of a person, an office, and a role, and every right, fee, and permission flows from it. Because the system understands how a member connects to licenses, offices, and subscriptions, it can act on changes automatically instead of waiting for staff to supply the missing context.
Membership and licensing
How quickly does a new member get access?
Applicants complete an online form with M1 and license validation and pay by credit card. Tangilla then creates the member record and provisions membership, MLS access, and lockbox activation in one transaction. Provisioning typically takes about three minutes and almost never more than ten, with zero staff involvement for normal applications.
How does Tangilla handle new member orientation (NMO) requirements?
New members receive a “Course Requirement” at entry and are notified of completion deadlines. If a deadline is missed, they are suspended automatically until the course is completed, and the suspension is lifted automatically once it is. Members can also change their own class registration from My Bookings in the member portal, without calling the association.
How does Tangilla monitor real estate license status?
Tangilla pulls license data from state rosters every morning and reconciles it against member records, treating the state license as the source of truth. When a license goes inactive, the system places an incident on the account, suspends the related services, and notifies the member. When the license returns to active, services are restored automatically, usually within minutes.
What if a state’s license data hasn’t caught up with a renewal?
Staff can apply a License Override, a 21-day bridge, after verifying on the state’s official license platform that the license is active. If the state data confirms the license within 21 days, the override has done its job. If it doesn’t, the member is suspended again. Overrides can be removed manually, and a license that is missing from Tangilla can be added manually with an override.
Billing and payments
How does Tangilla automate billing and bill runs?
Tangilla automates the full bill run cycle, from invoice creation to reminder notices at 14 days, 7 days, and 1 day before the due date and again on the due date. It adds late fees, suspends on the association’s chosen suspension date, then adds reinstatement fees and reactivates subscriptions on payment. Staff can review draft bill runs before posting.
Can suspended members still pay their dues?
Yes. Tangilla keeps the payment portal accessible during a suspension. Members lose the services the association controls, such as MLS access, but they can still pay, and access is restored automatically once payment clears.
How large an association can Tangilla handle?
Tangilla works with REALTOR® associations of all sizes, from local associations with fewer than 1000 members to local associations with more than 43,000 members, and with a State association with over 150,000 members.
Member portal and brokers
Can brokers manage their own rosters?
Yes. In the member portal, a broker can change an agent’s MLS access level, grant delegation so a colleague can act as the broker, or terminate a relationship, without calling the association. MLS changes are provisioned in real time, and terminating an agent suspends the association subscription and cuts MLS and lockbox access immediately.
Is there a Tangilla mobile app?
The Tangilla member portal is a Progressive Web App (PWA). Members add it to the home screen of an iPhone or Android phone, where it appears with the association’s own icon and launches like an app, with no app store, no download, and no outdated version.
What kinds of reports does Tangilla provide?
Reports that take longer to process run in the background and land in a Report Inbox, with an email when they are ready, so there are no timeouts or retries. Results can be downloaded as CSV, as a self-contained interactive HTML file that can be sorted and searched in any browser without a Tangilla login, or in some cases as JSON for vendor integrations.
Technology and security
What technology is Tangilla built on?
Tangilla runs on Amazon Web Services using a serverless architecture, so there are no servers to patch and no maintenance windows, and capacity scales automatically during busy periods like bill runs. Every function in the Tangilla interface is also available through a documented API built to OpenAPI 3.0 standards, which supports integrations with MLS platforms, lockbox systems, and state license databases. The AWS service level agreement for the load-balancing layer is 99.99% uptime.
What security features does Tangilla include?
Tangilla supports SAML and OIDC single sign-on, mandatory two-factor authentication, and full audit trails, and it handles payments in a PCI-compliant way via RECN. Every API call to an integrated system is logged and visible, so staff can see exactly what happened when an integration fails.
How often is Tangilla updated?
Tangilla is released every two weeks, on Wednesday nights, so every member is running the latest version the next morning. Clients don’t have to download or install anything. A running “What’s New” log of deployments has been kept since 2021, and one two-week window in March 2026 included 35 code releases and hotfixes.
Getting started
How does migrating to Tangilla work?
Migration starts with a detailed requirements analysis: Tangilla maps every GL code, member type, and unique policy and rule before moving any data. Associations that succeed treat the migration as seriously as the launch, cleaning up their data and aligning policies to the process, because automation is only as good as the data behind it. MetroTex Association of REALTORS® reports completing a database merge in under 60 days and issuing a combined MLS invoice just three days after launch.
How do I request a demo?
Use the Request Demo button or visit the contact page. The demo takes about 45 minutes and is a genuine conversation about your association’s goals, not a high-pressure sales pitch.
